Seems fair, not.

Shows there’s always a way if you look hard enough!

Thanks for linking to a site I help edit, accessorydwellings.org. Your discussion of RVs as ADUs is interesting, as it’s been on my mind a lot recently.

In what sense can an RV (or a tiny house on wheels) be considered an ADU? I wrote a post about it a while ago, but basically both RVs and traditional ADUs provide a second independent dwelling on what would usually be a single-family-house property. So RVs can certainly function as ADUs, whether or not the government allows it. For example, right now Portland is not enforcing rules against using RVs as second dwellings on private properties, so it’s sort of permitted.

However, in a legal way an RV or a tiny house on wheels is quite a different thing than a standard ADU. A standard ADU is part of the “real property” and is owned by the same party as the main dwelling. Meanwhile an RV or a tiny house on wheels is movable, and it could be owned by, well, anyone. So — to a planner or government or real estate industry person — these are very different creatures.

That doesn’t make an RV better or worse than an ADU, it’s just very very different. It might be best to call RVs or tiny houses on wheels “temporary ADUs” or something like that.

If you have any examples of local governments expressly permitting RVs as ADUs, I’d love to know about them for my web site.

Thanks! Martin
